Market Monitoring -
Anyone can check out MLS (multiple listing service). We
monitor MLS for you. We also monitor foreclosures, non-MLS
brokered properties, newspaper ads, local real estate
publications, pre-construction sales, developments, builders
properties, new construction, planned communities, future
projects and FSBO (for sale by owner). Most of these
sellers will pay our commission for buyers we bring to them even
though they do not list with a broker. Using all of these
sources insures we find the right property for you at the right
price.
Negotiation We negotiate for you not
the seller or both parties. Our broker is a retired
attorney with 25 years experience as well as having arbitration
and mediation training and experience.
Paperwork and red tape From agency
agreements to closing our expertise is unparalleled. We
take care of the paperwork and extraneous details to avoid the
headaches for you. Our attention to detail and experience
sets us apart.
Communication We keep you informed
and up to date. Our work, cell and home phones are
available for you to call anytime. You can choose phone,
fax, mail, email or any combination preference for us to keep
you informed.
Property Viewing -
We can show you properties at your convenience
day, evening, weekend or holiday. We also look at
properties for you to provide additional photos when allowed or
additional details. Our out of town and working clients
love this. We maximize the value of your time spent
viewing properties.
Newsletter Our E-newsletter keeps
you informed on a myriad of information from hot sheet
properties to market trends.
Confidentiality As your agent we
maintain confidentiality of the information you provide to us.
Loyalty - As your agent, our loyalty
is to you, not the listing sellers.
Cost? There is no cost for these
benefits to you as buyer. Sellers pay the cost for you in
nearly every transaction.
Law The South Carolina Real Estate
Commission issued a brochure that explains agency relationships
in South Carolina real estate transactions. We can mail,
fax or email it to you upon request. |
